Making Tax Digital for landlords

If you're a UK landlord, you've probably by now heard the term Making Tax Digital (MTD) and you might be wondering exactly what it means for you and your rental income.

The short answer: from 6 April 2026, many landlords will need to keep digital records and send quarterly updates to HMRC instead of just filing one annual Self Assessment tax return. HMRC estimates over 860,000 sole traders and landlords are affected in the first wave alone.

Why MTD is a Big Deal for Landlords – And Why It's Happening Now

Making Tax Digital for Income Tax is HMRC's plan to modernise the tax system. Instead of scrambling once a year to gather receipts and work out your rental profits, you'll:

  • Keep your income and expense records digitally all year round (HMRC approved digital records)

  • Submit simple "quarterly updates" four times a year

  • File one final "End of Year" declaration and any payment due by 31 January following the tax year - just like you do now via Self Assessment Tax Returns.

For landlords, the rollout starts in phases based on your gross qualifying income (rental income + any self-employment income before expenses):

  • From 6 April 2026 → if your combined gross income was over £50,000 in the 2024/25 tax year

  • From April 2027 → threshold drops to £30,000

  • From April 2028 → threshold drops to £20,000

If your 2024/25 Self Assessment showed rental (or combined) income above £50,000, HMRC will soon confirm you're in the first group – many landlords are already receiving notifications.
